Runs Small and Zipper did not work

I normally wear a size 10 in pants and these 31s were so tight. Then I went to zip them up and the zipper did not move up or down. Really disappointed. Thought these were going to be just what I was looking for :(

Sizing way off

I have a lot of Joe's Jeans and am typically a 26 or 27. I bought these as final sale in a 27 based on the other review saying these ran really small and I had the opposite experience. The waist on this is ridiculously large to the point there is no way I can make these work. The material is also not of the quality I normally expect from Joe's. Such a disappointment. Wish I could return them.
